Owner's Extended Coverage: Why Title Insurance Matters When You Sell
Title insurance is one of those closing costs that can feel like fine print, until the day it quietly saves you. Here is why I consider it one of the great values in real estate, and the Boulder team I trust to handle it.
Most sellers sign at closing and never think another thought about title insurance, but it deserves your attention. In plain terms: title insurance protects you from hidden claims, liens, boundary disputes, forgery, or errors in the public record that could surface after closing. When you sell a home, the buyer is typically protected by title insurance, and in many cases you are too. The good news is everyone feels this way about the closing paperwork; it is a lot to take in. Let me walk you through what it actually does, because knowing this could save you years of heartache.
What exactly does title insurance protect against?
A title search is done before almost every real estate closing, and it is a good start. But a search can only see what is on the public record, and the public record is never perfect. Here is what an owner's policy is really guarding against:
- Hidden claims and liens: an old mortgage, judgment, or contractor's lien that never made it into the search properly.
- Boundary disputes: a neighbor or survey issue that quietly existed for years before anyone noticed.
- Forgery and fraud: a forged deed, a fraudulent transfer, or a signature on an old document that was never valid.
- Errors in the public record: a recording mistake, a misspelled name, or a document filed in the wrong place.
Any one of these could surface years after closing, and on the day it does, it costs money to fix and stress to deal with. Title insurance is the tool designed exactly for that moment.
Why a lender's policy does not protect you
Here is a detail that surprises a lot of sellers: when a home is bought with a mortgage, a lender's title policy is almost always issued. That policy protects the mortgage lender, and only the lender. It makes sure the bank's loan is secured by a clean title, so the bank can foreclose without fighting over claims. It does nothing for you, the homeowner. The lender's policy exists to protect the loan, not your family's biggest asset.
Owner's extended coverage: protection that follows you
An owner's policy, and especially owner's extended coverage, protects you, the homeowner yourself, for as long as you own the property and often beyond. It is the difference between a policy written for the bank and a policy written for your peace of mind.
The extended coverage takes it a step further. A standard owner's policy covers the recordable issues and defects a search should have caught. Extended coverage reaches into the off-record issues a search could never catch: unrecorded easements, encroachments, someone in the property without a recorded right, and certain kinds of fraud and forgery that a basic policy will not touch. That is the gap where real-life trouble hides, and that is why extended coverage is worth a serious, honest conversation with your team.
"Title insurance is one of the great values in real estate. A one-time cost at closing buys you peace of mind for years, for both sides of the table. That is a trade I will make every single time."
- Kate Paulin
A one-time cost for years of peace of mind
Here is what I love about title insurance as a product: unlike your car or home insurance, you pay for it once, at closing, and it keeps working for you as long as you own the property, and often beyond. It does not sneak up on you every year. It is not a subscription. It is a one-time premium that covers a risk that could otherwise cost you tens of thousands of dollars and months of stress.
When a buyer is financing, the lender's policy is happening anyway. Adding owner's extended coverage on top is a comparatively small step that changes who is protected. Think of it this way: you would not drive your car without insurance, and your home is worth a lot more than your car. Don't worry, it's all going to work out, but you want the safety net in place on the day it would be needed.
My local recommendation: Heritage Title Company of Boulder
When it comes to putting this protection together, I send my clients to Heritage Title Company of Boulder. They deliver exceptional service with great value, and in the title world, that combination is rarer than you might think. You want people at the closing table who know the paperwork backward and forward, who answer the phone, and who genuinely care that your signing goes well.
The team I want at your closing: Brandy and Rachel
Two people at Heritage make all the difference, and they are the two I want on every deal I bring to that office. Brandy Pietroiacovo is the sales representative covering the Boulder and Longmont area. She is responsive, knowledgeable, and a true pleasure to work with. You can reach Brandy directly at brandy.p@heritagetco.com or by phone at (303) 514-2646.
And then there is Rachel Divine, the closer. I always follow Rachel wherever she goes, and I am not exaggerating. A great closer keeps the whole transaction calm, catches the details before they become problems, and makes sure everyone walks out of the room on time and in good spirits. When you are selling real estate, it is so important to have a good team working toward a happy closing, and Rachel is the anchor of that team.
That is the truth about real estate that no listing photo will ever show you: the transaction only feels seamless when the people behind it are excellent. I have learned over 33 years that a happy closing is built long before the signing day, by the title company, the closer, the lender, and the agents all pulling in the same direction.

Who should be on your team when you sell?
The same principle applies to the whole transaction: you deserve a good team working toward a happy closing. That starts with an experienced agent who will recommend the right title company, coordinate with the closer, and stay in close communication with you from offer to the last signature. I have been assembling those teams for sellers and buyers since 1993, and I would be honored to assemble yours.
